When it opened in 1958, the 23-story apartment building at 2930 North Sheridan Road had a distinctly “now” look, from its façade of strip windows to a swooping driveway canopy punctured by big, bulbous skylights. Its conversion to condos in the past two years came at the right time, as those midcentury looks are in again.
Also well timed: price cuts on the unsold units. Before slashing prices by 8 to 16 percent in August, Kroupa Development still had 107 condos to sell in the 252-unit building. In the next month, 27 condos sold—or about as many as had sold in the entire year prior, says Genna Hill, an @Properties agent who is the building’s sales manager.
The remaining condos, which range from 750-square-foot one-bedrooms priced at $209,000 to 1,100-square-foot two-bedrooms at $359,900, are available in a variety of layouts.
Thanks to the flattened-V shape of the floors, most views angle out slightly into the surroundings—meaning they don’t get fully blocked by nearby buildings. East-facing units on floors higher than 15 have clear views over a block or two to Lincoln Park and the lake. And all residents of the building can bask in the expansive lake view from a sizable rooftop terrace. Parking costs $30,000 for a single space and $50,000 for a tandem.
