FULTON RIVER DISTRICT $269,900 to $359,900

The new owners of Trio, three linked residential buildings in the Fulton River District, have not only discounted some of the development’s condos but also thrown in a tempting package of incentives. Naperville’s Marquette Companies and the Boston-based AEW Capital Management have cut prices by 15 to 25 percent on 13 condos in the building at 650–60 West Wayman Street. (The other eight condos in the building are rented out for now.) At the same time, says Christine Lutz, the Garrison Partners agent representing the building, they have included a single parking space per unit—previously priced at up to $35,000—as well as a technology package valued at about $3,600 that includes free speakers and an iPod dock, as well as remote controls for the TV and some lighting.

All of the condos feature contemporary kitchens, concrete ceilings, and floor-to-ceiling windows; three of them open onto an intimate garden area. Prices start at $269,900 for a 920-square-foot one-bedroom unit with an office and go up to $359,900 for a 1,249-square-foot two-bedroom unit.
