“We want to provide high design at a middle price,” says Mitch Newman, discussing two new low-rise condo buildings completed by his company, Stratagem Home Builders, in Chicago’s North Kenwood neighborhood. Situated about six blocks from President Obama’s South Side home, the red brick and limestone buildings—at 1227 and 1231 East 46th Street—include tall parapets that complement the many nearby townhouses that date to the late 19th century.
Originally, Newman had planned to build four buildings, but in the wake of the real-estate downturn, he decided to put two of the structures on hold. Eight of the two buildings’ 16 condos have two bedrooms and 1,300 square feet; the other eight have three bedrooms and 1,500 square feet. Two of the smaller units meet the city’s affordability guidelines and are priced at $199,900. Seven of the condos have already been sold; all the units are ready for immediate occupancy. Rubloff’s Michelle Browne and Steve Breinling are the sales agents for the project.
