Sale of the Week—Lake View, Chicago

List Price: $1,755,000
Sale Price: $1,755,341

The Property: Thanks to its extra-wide lot—31 feet, compared to the city norm of 25—the second floor of this brick and limestone house accommodates four bedrooms, not just three. “People find it advantageous to have all the family bedrooms on the one floor,” says John McNaughton, the real-estate agent who, with his partner, Fintan McCarthy, developed this house (as well as one other) on a block in Lake View near some of the neighborhood’s best shopping and dining. There are three more bedrooms in the basement, along with a rec room.

On the main floor, a large foyer at the house’s entrance leads into a stately staircase and separate living and dining rooms. McNaughton included these formal touches because he wanted to “make the house stand out from the 25 others that have open house the same day.” The buyers, whom McNaughton would only identify as transplants from California, agreed to purchase the house while it was still under construction. After the house’s completion earlier this month, the deal closed on August 16th.

Price Points: In April, McNaughton and McCarthy sold the house three doors down from this one—with the same floor plan but a slightly more traditional façade—for $1,762,330. One of the two houses between them, an older nine-room “farmhouse” more typical of the block, sold in June for $672,500.

Buyers: Not yet identified in public records

Listing Agent: John McNaughton, Prudential Preferred Properties, (312) 914-1827

I was surprised to read the above comments, Fintan has built numerous high quality homes and multi-family buildings in the Lincoln Park area and I am currently living in one of his fine homes. His homes, to my knowledge, have never flooded in their basements, although your roof situation sounds like it may not have been properly maintained by the owners, and his finishes and mechanicals are exceptional. Anyway, hopefully others will post more positive comments - but it is also important to hear the negative ones as well. Having owned a number of homes, I for one, can attest to Fintan's high quality work and his responsiveness in correcting any issues (all of them minor) that have arisen during our time in his home.

I am an architect and work with a general contractor. Fintan McCarthy is a poor developer / general contractor who does improprietous things, his properties may look nice, but the devil is in the details as they say. Mr. McCarthy's agen John McNaughton is a terific resource, I would always consider using John, he is a stand up guy. Mr. McCarthy sold us a property in a (6) unit condo building. On the surface all looks to be quality workmanship and then only after living in the property for about a year did we experience the real problems issues. Our master bedroom and others in the building have sever heat loss in the winter, the room feels like a meat locker. The master bedroom roof leaked due to poor workmanship and or supervision by Mr. McCarthy the general contractor. This roof leak caused a considerable amount of damage in our home as well as the related inconvenience. If I were you I would not buy anything from this guy, I believe that he went bankrupt (FMC Construction LLC) and he is a piece of garbage.
