The Property: Tom Ciaglia is a veteran builder in Barrington Hills, and for the most part, he says, buildable lots in that northwest suburb have either rolling hills or dense woods. But several years ago, Ciaglia, whose company is Homes by Pinnacle, purchased a parcel that had both.
Working with architect Chris Kisarau, Ciaglia replaced the older home on the lot with a 16-room house perched on the site’s highest point. As you will see in today’s video, the surrounding woods are reflected in the home’s wood finishes, from the draped veneer on the front door through the walnut floors and knotty alder interior doors and on to the paneled library.
The living room is two stories tall, with a fireplace mantel climbing to the ceiling and an overhead catwalk that extends between bedrooms. The dining room is more cozily scaled, with wainscoting, a molding-framed ceiling inset, and a bay of windows. Adjacent to those two formal rooms are a large kitchen and an eating and family room combination. On the opposite side of the first floor is a large master suite that doesn’t skimp on the luxury finishes, the closet space, or the outdoor views.
Three more bedrooms, each with a private bath, are on the second floor, as is a 558-square-foot space (with one of the house’s seven fireplace) that could be a playroom, study, yoga room, or, given its size, all three. Two of the bedrooms open onto sheltered porches that look toward the community horse trails that run around two sides of the property. A fifth bedroom is in the walkout lower level, along with several spaces for entertaining: an in-home theatre, two large rooms with unassigned functions, and a two-room pub area with handsome millwork and a string of windows.
Price Points: Ciaglia built a home to sell in the $4 million range, but since completing this place in early 2010, he has cut the price by about a third. “It’s not what I wanted to do, but the economy is such that I have no choice,” he says. “Building another house like this would cost around $3.5 million to $4 million.” Ciaglia has two other newly built Barrington Hills homes on the market. The larger, at 11,400 square feet, was built to be priced at $5.5 million but is now going for $3.9 million. The smaller (9,500 square feet) house was $3.7 million; it’s now $2.9 million.
