The Property: If you already know Beverly as one of Chicago’s prettiest and most affordable neighborhoods, then think of this house as Beverly Squared. Set on a block of charmers in an area known informally as Crescent Park, it’s a handsome historical house—and it’s priced well. It’s about as Beverly as Beverly gets.

Built in 1907 and owned by the same family for at least the past 50 years, the house needs some updating inside but has been maintained well, as evidenced by the impeccable condition of the stucco outside and the nicely kept hardwood floors throughout most of the inside.

The home, now vacant as you’ll notice in the pictures, is being sold by the estate of the late owners. It came on the market in July with an asking price of $349,900; on February 6, the latest price cut took it down to $315,000. At about $157 a square foot, that’s below several recent sales, which were running above $175 a foot, according to my research. At this new price, “somebody’s going to discover it soon,” says Bob Fitzpatrick, the Prudential Biros agent representing the house. He believes that once the kitchen and baths and some cosmetic updating have been done, the home will be worth about $125,000 more.
