In an effort to sell off already-built condos, one real-estate agency is trying the “fully loaded” strategy that sometimes helps move cars off the lot. At the Silver District, a new 20-unit condo building at 2800 West North Avenue, the condos come fully furnished, complete with a Sony package that includes a plasma TV and a PC.

“We’re already having to educate people about this neighborhood,” acknowledges Staci Slattery, a North Clybourn Group agent who represents the building, which sits across the street from the lawns and lagoons of Humboldt Park. (Two other buildings planned for the site are on hold.) “We want to show them the knockout place it can be.”

The two-bedroom condos start at $309,000 for a 1,200-square-foot unit with two balconies but no park view, and go up to $419,000 for a 1,200-square-foot top-floor condo with two balconies that overlook the park. Each unit comes with one indoor parking space. Buyers who opt out of the furnishings will receive a $10,000 credit at closing; if they decline the Sony package, they get a $5,000 credit.
