Kenmore JB, the developer who gut-rehabbed this ten-unit building in Edgewater, had already cut prices by $40,000 to $50,000 per condo. Now it is offering an additional $3,000 discount to each of the first three buyers in the building.

Kenmore JB installed all new mechanical systems and floors at 5510 North Kenmore Avenue but retained some vintage details, such as stained-glass windows, a few nonfunctioning fireplaces, and the distinctive Art Deco newel posts in the stairwells. Because the deep building has a fully enclosed rear staircase, the condos’ back porches are self-contained and private, not part of a rear egress route.

The floor plans run from an 800-square-foot two-bedroom unit priced at $199,000 to a 1,650-square-foot two-level home priced at $349,000. One layout has a row of windows along the south side of the building, and another has the option of turning the classic Chicago sun porch into a second bedroom .
