Extensive overhaul breathes new life into tired building

At 323 West Webster Avenue, the developer ModII has gutted a handsome but tired brick and limestone building and transformed it into a contemporary four-condo residence with a Parisian feel. “It’s not minimalist, but clean-lined and European,” says Arica Hilton, the Sudler Sotheby’s agent who is representing the condos and designing their interiors.

Each of the 1,900-square-foot units will have three bedrooms and three baths. Two duplex units will share the lower two floors; one condo will occupy each of the upper two floors. Prices start at $875,000 for a duplex, and run to $1.2 million for the fourth-floor condo. Each unit comes with a parking space in a detached alley garage—a real asset in this densely packed neighborhood, which is near the Lincoln Park Zoo and Conservatory, the Francis W. Parker School, and the many dining and shopping opportunities on and near Clark Street.
