Rather than flood the market, developer will build condos incrementally

JPV Development owns most of the east side of the 800 block of North California Avenue, and it currently plans to erect as many as 36 condos there. According to Staci Slattery, one of the North Clybourn Group agents selling units in the project, the company will proceed incrementally, putting up one or two three-unit buildings at a time. That way it won’t dump a lot of new condos on the market all at once.

From $354,000
to $410,000

Each of the six units at 831-833 North California Avenue (the first phase of the plan) has three bedrooms and two baths. Thanks to the 24-foot width of the buildings, the kitchen, dining room, and living room spread out in a comfortable L-shaped plan. The condos on the lower floors have 2,160 square feet of space; the top-floor condos have 2,300 square feet, which includes a penthouse room that opens onto a private rooftop deck. (There is a second rooftop space shared by all residents.) Parking is in an outdoor gated lot. The four remaining units are priced from $354,000 for the condo on the second floor (above retail space), to $364,000 for each of the two condos on the third floor, and $410,000 for the penthouse on the fourth floor.
