Fairbanks design includes rare cul-de-sac

The Fairbanks at CityFront Plaza, at 240 East Illinois Street, is that rare city phenomenon—a condo high-rise that, thanks in part to the three-story elevation at its base, occupies a cul-de-sac. That’s not to suggest the building is isolated: North Michigan Avenue is less than two blocks to the west, and there is a Dominick’s grocery store at the bottom level of the 31-story building.

Centrum Properties has completed work on the 281-unit building, where only 12 condos remain for sale. According to the sales manager, Nathalie Tourre, six of those “bounced back” to the developer after their original buyers opted not to close on contracts taken out during construction. The smallest unit is an 874-square-foot one-bedroom unit priced at $399,900. The largest, priced at $999,900, is a 1,529-square-foot two-bedroom unit with a full-size study and a 1,250-square-foot outdoor terrace overlooking Lake Michigan and the Chicago River. Six of the remaining units are on the building’s south side, with great views across the river—in some cases, extending all the way to Millennium Park. Parking spaces in the building cost an additional $58,000 to $65,000.
