Sale of the Week: Off the Ice — Lincoln Park

List Price: $3.125 million
Sale Price: $2.725 million
The Property: Although he hasn’t skated for the Chicago Blackhawks since 2004, Alexei Zhamnov held on to his 11-room Lincoln Park home until last week, closing on its sale on June 24th.

Situated on an extra-deep lot in the Burling-Orchard-Howe section of Lincoln Park—the part of the neighborhood densely packed with 21st-century mansions—the house has five bedrooms, four-plus baths, three terraces and, on the alley, a three-car garage. The finishes inside include mahogany doors, tray ceilings, and lots of millwork.

Zhamnov and his wife, Elena, bought the house new from its builder, Surf Residential Development, in 2001. At that time, Zhamnov was in the fifth of his eight seasons with the Blackhawks and making $3 million a year. His earnings peaked at $4.5 million in the 2003-2004 season, while Zhamnov played for the Philadelphia Flyers; he retired after the 2005-2006 season as a member of the Boston Bruins.

Zhamnov, who is 39 years old and a three-time Olympian, now coaches Vityaz Chekhov, a team in the Kontinental Hockey League (KHL). The team is based in Chekhov, a town in Zhamnov’s native Russia. According to Mary McCauley, the listing agent for today’s sale, Zhamnov has returned to Chicago in the summers and spent time in the house. Zhamnov could not be reached for comment, and the names of the buyers are not yet identified in public records.

Price Points: In 2001, the Zhamnovs moved into this house from a nearby home they had owned for five years. They sold that one for $1.6 million and bought this one for $2.1 million. Originally listed in October 2008 for $3.25 million, the house eventually was sold for $2.725 million—still a 29.7 percent profit.
