Earlier this year, Ivona Kutermankiewicz, a sales agent at Koenig & Strey GMAC, took over sales at 2353 West Belden Avenue, a new building with five three-bedroom condos in the Holstein Park section of Bucktown. Deciding the units were overpriced, she cut the asking price on each of them up to $20,000. Three-bedroom condos in Bucktown, she explains, currently have an average list price of about $561,900. “That’s why our units are a very good value,” Kutermankiewicz says. “We’re priced closer to the [area’s] two-bedroom condos.”
Each unit in the building has two bathrooms and at least one balcony, overlooking either Western or Belden Avenue. Prices start at $439,900 for a 1,500-square-foot condo on the second floor (with a smart L-shaped master bath that conceals the toilet without a separate toilet room), and top out at $529,900 for either of the 1,500-square-foot fourth-floor units (those condos also include large rooftop decks). The buyers of the sole unit on the second floor—the other half of that floor is commercial space—have the option to spend an additional $20,000 for the roof of the building’s five-car garage, where they could install a large deck. The building is finished and ready for occupancy.
