The Property: Two nicely preserved, well-finished condos are available at 20 East Cedar, a classic Gold Coast mid-rise with a majestic Gothic-style brick and terra cotta exterior. Designed by the architects Fugard & Knapp, the building was completed in 1924. Its lobby sets a clubby tone with a big wood-paneled fireplace wall. “It’s really a great building to walk into,” says Sandra Kite, the Sudler Sotheby’s agent representing both units. (Kite is also a former resident of the building.)

As you will see in the video, the listing on the second floor retains a dramatic feature that graced many of the building’s 50 or so original units: a two-story living room with a barrel ceiling decorated with plaster tracery. The living room of the condo on 17 occupies the upper reaches of what once was a 16th-floor living room—which explains the peaked glass panes rising up from the floor, the upper portion of two-story windows.

The two kitchens could hardly look less similar. On the second floor, the kitchen is rusticated and textured, while on 17, it’s crisp and bright—but both feel as if they could be original to the building. “You can’t go contemporary in here,” Kite says. “It doesn’t work with this building.”

The condos are both two-bedroom layouts, although the one on 17 has an office off the kitchen (formerly a maid’s room) that has its own bathroom and could be used as a bedroom. That condo has more space, its very large living room and library spanning the building from north to south. The second-floor unit has a smaller living room, no library, and no maid’s room (it was incorporated into the kitchen).

Price Points: The asking price for the second-floor unit includes a parking space in a lot immediately across the street that Kite says is valued at $82,000. The 17th-floor unit does not have a deeded parking space; nearby rental spaces go for $275 to $325 a month, and deeded spaces start at about $50,000, Kite says.
