The Property: They paid $307,000 for it in 2002 and tried last year to sell it at $325,000, but this spring, the sellers of this nicely-detailed two-bedroom a couple of blocks from Wrigley Field are willing to play ball. They’ve got it back on the market at $299,900, or a little more than two percent off what the paid for it 11 years ago.

“They recognize what they need to get to a sale,” says Deirdre Wiener, the @Properties agent who put the condo on the market April 4. (She was not its agent last year.)

The second-floor of a vintage three-flat, the condo gets daylight from windows on four sides. The kitchen is extra-sunny with east and south windows; and so is the living room’s big west-facing bay. Ceilings 11 feet high add to the sense of openness.

Along with a very large combined living-dining room, kitchen, one bath, and a private rear porch, there are two bedrooms—both with closet organizers built in—and a small office, vintage touches start on the exterior, where a handsome limestone arch shelters an outdoor vestibule finished with very nice wood wainscoting and tile trim. Inside the condo, there’s ample wood trim, including high baseboards and bull’s-eye door frames, narrow-plank floors, and a pretty fireplace mantel.

The kitchen is big; it includes a dine-in area and offers a lot of storage. Laundry is in the basement (included in the assessments, not coin-operated), and two parking spaces are included, one inside the garage and the second outdoors, but fenced. There’s a common back yard. Assessments are $262 a month and include heat. The building is self-managed; the rubber roof was replaced within the past several years.

The Addison Red Line stop and Wrigleyville dining and bars are all within easy reach, and with some of the many windows open in summer, Wiener says, “there’s a nice cross breeze.” On game days, that could turn this condo into your own friendly confines.
