The Property:
This desirable four-bedroom Lincoln Park condo became even more attractive after its sellers cut their asking price by 25 percent. It’s one of eight units in a concrete and glass building that was designed by Pappageorge Haymes and developed by the Belgravia Group. The building stands on a low-traffic cul-de-sac just a block west of the Francis Parker School and nearby Clark Street with its restaurants and shops. All the units in the four-story building share a nicely landscaped yard—and this condo’s front wall, made entirely of glass, faces directly onto it. The condo also has its own private yard, an L-shaped concrete and brick space that connects to a sports court behind the building.

Inside, the main living rooms sit along the front windows—but, thanks to a set of drapes, they are easily transformed from semi-fishbowl to secluded space. The kitchen features top-of-the-line appliances, as well as walnut cabinetry with a pronounced grain; that same walnut is used in the millwork throughout the house. There is a private office, a big screening room with leather chairs, and a space off the living room that could be used as a family room (the original owners had a pool table there). Each of the three family bedrooms has its own bathroom, and the master bedroom, with windows overlooking the private yard, has a stunning master bath crafted from tile, stone, and glass. The condo’s eight flat-screen TVs are included in the asking price, as are the three parking spaces in the common garage.

Price Points: The sellers, Scott and Debbie Klein, bought the condo when it was new in 2005; because the building is a co-op, public records do not reveal what they paid for the place. The couple initially listed the condo for sale at $3.995 million in August 2008; in November, they shaved $1 million off their asking price. The Kleins have already relocated to another state—hence the empty rooms in the video.
