The Property: With a classic Cape Cod profile, a very large lot that’s in a quiet location but near shopping and highly rated schools, and a sizable yard, this three-bedroom in Mount Prospect is missing very few of the good things a suburban family is looking for. Except for a two-car garage, that is.

That it has only a one-car garage “is why it hasn’t sold already,” says Dan Volker, the listing agent. To put that comment in perspective: the house has only been on the market 15 days. “The way things are going in the neighborhood, it could have gone in a few days.”

The garage deficit can be resolved by building a new, larger one, although of course that would increase the overall cost of the home. But for a family with one car—or with two but no problem parking one outdoors in the winter—the house has much to recommend it. That includes crisp wood trim and hardwood floors, a main-level family room, big sunny windows, a brick patio, and other details shown in the listing photos.

Also appealing: The price. At $309,000, the sellers are asking just 6.5% more than the $290,000 they paid for the house in 2002. That’s even though in their time in the house, they’ve replaced the roof, winterized a former breezeway, refinished the wood flooring, and replaced the vinyl siding on the parts of the exterior that aren’t brick.

Nearby is Fairview Elementary, which ranked in the top 10 percent of Cook County lower schools in Chicago’s October 2010 rankings. The school placed 55th of of 573 Cook County elementaries. Even better, high-schoolers at this address would attend Prospect High School, which we ranked third in Cook County in 2012.
