List Price: $3.199 million

The Property: This new 8,500-square-foot house with a deep lot is nearing completion on a curving street in Clarendon Hills. Built by Double Diamond Developers, the house has 16 rooms, including a 3,000-bottle wine room and, off the kitchen, a small “chef’s office” that the listing agent, Bryan Bomba, says “would be a good time-out room for one of the kids.”

The shingle-and-stone façade opens into a foyer with a curved staircase that is flanked by formal living and dining rooms—each with its own patio. Beyond those rooms, the more-casual kitchen and family room both overlook a big rear patio and an enormous backyard. Upstairs, the master suite alone encompasses about 1,000 square feet of space, and each of the three other bedrooms has its own bathroom. The expansive third floor resembles the ballrooms that used to sit atop old mansions. “It would be a good teenager retreat,” Bomba says. “They’re 40 feet off the ground up there—they’re not going to sneak out.” In the basement, an even larger space—about 2,000 square feet—houses a built-in pub-style bar.

The one jarring note is the rear exterior, which looks nothing like the front of the house. While the façade, with its copper gutters and jagged-edged shingle siding, evokes a mountain retreat, the house’s backside looks like an overgrown Chicago bungalow, with regular wood siding and big dormers.

Price Points: The asking price for this house is nearly $1 million more than the highest sale price on record for a residence in Clarendon Hills: the $2.29 million paid in August for a newly built house, one of only two homes in town that have sold for more than $2 million (according to data from the Multiple Listing Service of Northern Illinois). Bomba, who considers the house smartly priced, is unconcerned. “You don’t get a lot this size so close to downtown Clarendon Hills,” he says. “[The developers] priced it according to what’s going on in the market. They didn’t price it to hit a home run.”
